How it works
Here's how the referral works, and what Lawrence's rules mean for checking a contractor and the work.
You call or send a request
Tell us your town and what you're seeing: a bowing wall, crumbling stone, sagging floors, cracks that leak, or an inspection that flagged the foundation.
We pass it to a local company
Your call or request goes to an independent foundation repair contractor that serves Lawrence and Douglas County.
The company handles the job
They schedule, quote and do the work, and set their own prices, warranties and terms.
What we are and aren't
Lawrence Foundation Repair is a referral service, not a contractor. We don't employ workers, set prices or perform repairs. The service is free for homeowners.
What to check before hiring
- City license. Lawrence licenses contractors by class (general, building, residential, and specialty classes such as concrete and framing). Look up the company in the city's license database.
- Permit. Structural foundation repair and basement drainage systems need a city permit in Lawrence. Ask who pulls it. Eudora, Baldwin City and Lecompton have their own rules.
- Engineering. Lawrence asks for a pre-engineered system with an ICC-ES report or a Kansas professional engineer's sealed report. Ask which one the bid relies on.
- Liability coverage. Ask for a certificate of insurance.
- Written plan and records. Where each pier, anchor or beam goes, and a pier log afterward.
- Warranty. What it covers, for how long, and whether it transfers to a buyer.
The Kansas State Board of Technical Professions issues engineer licenses. Before any digging, Kansas 811 requires at least two full working days' notice; the contractor normally makes that call.
